Fourth quarter activity in Sonoma County in 2015 versus 2014 recovered from a slow third quarter, and prices continued to rise. Units sold were up 6.1% compared to just a 1% increase for the prior quarter. 2015 units sold are up 2% over 2014, totaling 4,773 units.
Sebastopol showed a significant reduction in units sold in the fourth quarter, down 23.3%, with the average price down 8.1%. However, while the units sold constricted by 24.4% in 2015 over 2014, the average price increased 9.3%. The market continues to be tight with a critical lack of inventory.
The Bodega Bay market rallied in the fourth quarter with a 61.5% jump in units sold. The activity drove down the number of days on the market and now a seller’s market is signaled with only 2.8 months of inventory. 2015 total units sold was flat, but the average price was up 17% year-over-year.
The Healdsburg and Sonoma areas continue to enjoy the highest year-over-year home prices of $1,064,000 and $990,000 respectively, or 65% and 53.5% more than the Sonoma County average of $645,000.
Countywide in 2015, the average home spent 62 days on the market and there were only 1.7 months of inventory. The current market is leveling off and inventory is trending upward in most areas. In terms of affordability around the Bay Area, Sonoma County still offers excellent value.
